TIME SENSTIVE UPDATE AFFECTING DEVELOPMENT IN FOX HILLS

The draft EIR (Environmental Impact Report) for the city’s General Plan, is available for review and comments.

Comments MUST be received by May 13, 2024, and will be addressed by the city.

TIPS FOR REVIEW:

• **Focus on the “Executive Summary” (pages 13-36). The entire report is 880 pages.

• Note the areas of “Unavoidable Significant Impact”( air quality, noise, transportation and cultural resources) Even with mitigating strategies, these areas will remain with the potential for Unavoidable Significant Impact. SEE TABLE ON PAGES 20-23

• Remember that this report addresses the GP as it is now, that includes the 100 units/acre density designation for the south side of Slauson. Air quality and noise are particularly important in relation to this density ( so far 1705 units proposed for south side of Hannum, with hundreds more most likely to come when the Fox Hills Plaza owner submits a proposal)

• EIRs do not address ocean breezes (will likely be blocked by high density, although the city claims that the breezes will not be obstructed by these developments.) Ask for scientific proof from a climate/weather expert re: the city’s claim.

• Make recommendations, such as switching the “high” density designation (100 units/acre) to the North side of Slauson and make the south side medium density (65 units/acre) Presently the North side is designated for 65 units/acre. It would seem that the impact on air quality would change if the density on the south side is lowered.

FYI: FHNA will most likely be bombarded by notices of developer community meetings, since there are 3 development proposals thus far. (SEE MEETING NOTICE BELOW) **Keep in mind that they may say that the city will be out of compliance with the state if the density designations are lowered on the south side of Slauson, which is inaccurate, as per verified with the Advance Planning Division.

In-person-only project design workshop to review and provide feedback on a proposed mixed-use development at 5757 Uplander Way. The development will feature 1,106 residential units, ~5,500 square feet of neighborhood-serving retail, and will replace the current commercial/office complex on an 8.3-acre site.
